The client required a forty thousand sq. ft. office / college building with parking facilities for sixty cars on a major intersection in London, Ontario. Using computerized 3-D models, a number of alternatives were evaluated. Working closely with the construction manager, construction costs were minimized.

The building, completed in September of 1995, is almost exactly 3,716 m2 (40,000 sf) GFA. There are fifty-nine parking spaces which are partially covered by the building. An overlap between building and parking boundaries was necessary in order to maximize the number of parking spaces. The parking spaces and building footprint are optimized to the point that only inches remained in dimensional tolerance while setting the building envelope within the site setbacks.

The structural layout combines dimensional requirements for classrooms within the building above and covered parking space clearances below.
